According to public documents filed late Thursdat in the ErieCounty Clerk’s Office, Termini’a H@Lofts LLC paid $720,000 for the historic The building had been owne d by New Horizons Acquisitionsz LLC, a Long Island-based developmen t firm. Termini is in the early stagea of renovating theformer warehouse, partsx of which date back to the late 1800s, into a mixed-usse development anchored by 47 market-rate apartments and 15,000 squarw feet of office space. P&v Acquisitions will occupy theoffice space, whil e Termini said he is compiling a rapidly growin list of prospective tenantes for the apartments. Termini will be investinvg morethan $11 millionj in the project.
The building, which is beinvg called the H@Lofts, is expected to welcome its firs t residential tenantsnext spring. In the Termini is talking with locapl and state officials about incentive packages needef before he can acquire theflagship AM&A's department stor building on Main Street from New Termini predicted the cost of renovating the buildinv between $80 million and $100 He said it would only be possibls with a heavy influx of publi sector dollars and support. The developetr said it may take him more thanone year, perhaps as long as 18 to secure all the necessary public-sector dollars he needes for the AM&A's departmenyt store project.
The former store, whic has been closed since 1995 -- save for a brief run as Taylor’sd Department Store -- will likelgy be used as a mixed-use developmen project, also anchored by residential units.
